At Mendocino Coast Property Management, we provide two levels of service for our rental property owners and investors. You can choose to take advantage of our full service management or, if you think you manage the property on your own, you can hire us to find and place a highly qualified tenant. We handle single family residences, multi-family units and commercial property.

Full Service Property Management

Our services are fully customized to your property and its unique needs. Talk to us about your greatest concerns and your particular desires. We will make sure your property retains its value and meets all the rules and regulations of a California rental home.

As your property managers, you can expect the following from us:

  • A complete walk through of the property before we place it on the market. We will make recommendations if any repairs or upgrades are needed and we’ll give you our best estimate of its rental value, allowing us to price it competitively for the market.
  • Preparing your property for the rental market. We will check locks, smoke detectors, hand railings and fuel tanks. We’ll make sure the landscaping looks appealing and the carpets are professionally cleaned. Your house will be set up to attract the best tenants.
  • Advertise and market your property, showing it to potential tenants who have been prescreened. We will process their applications and conduct a thorough background check until we are satisfied they are responsible and well qualified.
  • Create the rental agreement. Our contracts are written to protect you and your property.
  • Collect rent and handle any maintenance issues during the course of the tenancy. You’ll receive your monthly rental income with a detailed statement that describes any costs or expenses associated with your property.

Tenant Placement

When you need us to simply find you a tenant, we’ll get you a responsible renter who pays rent on time and takes excellent care of your property. Our thorough screening standards ensure your tenant will earn at least three times the amount of rent, has no criminal history, good credit and excellent landlord references.

Some of our property owners need us to handle the financial details of their investment property as well. If you want, we can pay your mortgage, property taxes and insurance.
